Simply contact us for a free consultation. We'll assess your property and recommend the best service level. Once agreed, we'll handle all the paperwork and, for existing tenancies, take over communications immediately.
Yes. We work with single-property landlords as well as those with large portfolios. Every client gets tailored attention.
Transfers can typically be completed within a couple of weeks. We manage the full handover process — liaising with tenants, reviewing compliance documentation, and onboarding maintenance and reporting systems from day one.

Services & packages
We offer four management packages — Basic, Fully Managed, HMO and VIP — each with increasing levels of support from tenant sourcing to advanced analytics and advisory. We handle everything so you can own property without it owning your time.
  • Basic (8%) – Finds tenants and handles rent collection.
  • Fully Managed (15%) – Full day-to-day management, maintenance coordination, and tenant liaison.
  • HMO (16%) – Specialist multi-let management with enhanced compliance oversight, room-by-room tenancy coordination, and maximised rental performance.
  • VIP (18%) – Adds strategic analytics, quarterly advisory, exclusive networking, deal-sourcing, and more.
Your management fee covers all services outlined in your chosen package. Please refer to our Services page for the full breakdown of essential services within each package.
No. All fees are transparent. We will clearly outline what's included in your chosen tier and any optional services you might add.
Yes. You can upgrade or adjust your service level as your needs evolve. Many landlords start with our Basic package and switch to Fully Managed or VIP as their portfolio grows.
Yes. We have experience managing HMOs. We handle the higher level of tenant management and manage all mandatory safety compliance.
Tenants & rent
We market on major portals and our networks, then vet applicants rigorously. This includes:
  • Affordability and credit checks
  • Income/employment verification
  • Previous landlord references
  • Mandatory Right to Rent immigration check
Only tenants who pass all checks are recommended for your property.
We pass on collected rent to you every month by bank transfer. You receive a clear statement each month detailing all rent received and any fees or expenses.
At BricksIQ, we become your tenant, offering you a fixed rental income every single month. Whether your property is occupied or vacant, you'll receive the agreed rent without interruptions.
We have stringent credit control procedures to chase arrears and can advise on rent protection insurance.
If a tenant damages the property, they must pay for repairs. Otherwise, repair costs can be claimed from their deposit.
Deposits & inventories
We collect the tenant's security deposit at move-in and protect it in a government-approved scheme. The deposit is returned at the end of the tenancy minus any agreed deductions for damage or unpaid rent, which we help facilitate.
Yes. We arrange detailed inventories at the start and end of each tenancy, including photographic evidence. This ensures transparency and protects your position should any deductions be required. We also manage the deposit return process and handle disputes through the appropriate scheme.
Maintenance & inspections
Urgent repairs are handled immediately upon notification via our 24/7 maintenance service. For all non-urgent repairs, we aim to arrange any approved repair within 24–48 hours.
BricksIQ coordinates all necessary repairs through our network of licensed and trusted contractors. We ensure timely and quality maintenance, addressing issues promptly to uphold the condition and value of your property.
Emergency repairs include burst pipes, loss of heating in winter, major electrical faults, or anything posing an immediate risk to the property or tenant safety. We operate a 24/7 emergency response service to ensure urgent issues are dealt with promptly, even outside standard working hours.
Yes. Regular visits are included. We give proper notice to tenants (at least 24 hours as legally required) and then inspect the property's condition. Reports with photos are provided so you know everything is in order. This helps prevent small issues from becoming big problems.
Reporting & analytics
Yes. Besides monthly financial statements, Fully Managed, HMO and VIP clients receive periodic inspection reports with photos. VIP clients also have access to our dashboard for portfolio analytics.
BricksAnalytics is your customisable dashboard that tracks specific KPIs and metrics month-on-month and year-on-year. It gives you true visibility on:
  • Rental growth year-on-year
  • Maintenance cost vs rental yield
  • Tenant quality index
  • Compliance drag
  • Void days
VIP clients receive quarterly consulting sessions to review performance, discuss opportunities, and plan growth strategies.
Yes. You will be assigned a dedicated Property Manager who understands your portfolio and is your single point of contact and support.
Compliance
We manage all key compliance requirements on your behalf:
  • Gas Safety Certificates – annually
  • Electrical Installation Condition Reports (EICR) – typically every 5 years
  • EPCs – tracked and renewed as required
  • Deposit protection – managed at every tenancy
We track renewal dates and arrange inspections in advance, ensuring your property is always fully compliant.
